Developing housing across multiple sites

We delivered 139 new homes across six small sites in North Lanarkshire as part of an extensive programme of affordable housing.

Along with our other projects in North Lanarkshire at Coltness and Tannochside, the sites formed part of the NL Homes programme, which saw 2,150 new homes built over the next decade, transforming the housing supply throughout the county.

Future-proof housing specifications

All of the new homes were built with energy efficiency in mind, to help minimise running costs for tenants. They were designed to achieve at least a 'Good' environmental rating.

In addition, they meet the specification of Housing for Varying Needs, which means that the homes are accessible for tenants with different mobility requirements.

The homes are also 'Secured by Design' accredited, which involves Police Scotland architectural liaison officers having input into the layout and designs to ensure we build safe and secure environments.

Robertson Timber Engineering manufactured timber frames for the properties while Robertson Specialist Engineering provided dry dash roughcast, concrete roof tiles and single-ply veranda roofing.

Procurement that benefits the community

As a whole, the project was procured through the Scape Major Works Framework. Scape Group is a public sector owned built environment specialist offering a full suite of national frameworks and innovative design solutions. The framework brings many benefits, including saving 6 months on programme, value for money guarantees and social value targets.

Our work developed six separate brownfield sites across North Lanarkshire.

Blair Road, Coatbridge

At Blair Road in Coatbridge, 40 homes were built on the site of the former St Ambrose High School. There are 14 cottage flats, 3 semi-detached houses and 23 terraced houses.

School Street, Coatbridge

Also in Coatbridge, on School Street, we constructed 20 homes. These comprise 10 cottage flats, and 8 semi-detached and 2 terraced houses. The site was formerly Old School Court, which was used as homeless accommodation up until 2010. Prior to that, the site was home to the Whifflet Public School, originally built 1887. Robertson Timber Engineering provided timber frames at this development. This site won a Considerate Constructors' Bronze award in 2019, recognising our care for appearance, respect for the community, protection of the environment, securing of everyone's safety, and valuing our workforce.

Brown Road, Cumbernauld

At Brown Road in Seafar, Cumbernauld, 20 homes were constructed on a former Blaes football pitch: 8 cottage flats; and 8 semi-detached, 1 detached and 3 terraced homes.

Cairnhill Road, Airdrie

14 cottage flats were developed at Cairnhill Road in Airdrie on the site of the former Alexandria School. Robertson Timber Engineering also provided timber frames for these homes.

Clydesdale Street, New Stevenston

The site of the former New Stevenston Primary School in Clydesdale Street near Motherwell saw 15 new properties built comprising 8 cottage flats; along with 4 semi-detached and 3 terraced houses. This site won a Bronze award with the Considerate Constructors' Scheme in 2019, in recognition of our care for appearance, the community, the environment, safety, and our workforce.

Draffen Street, Motherwell

Elsewhere in Motherwell, we developed 30 homes where the former Calder Primary School on Draffen Street used to be. There are 12 cottage flats, 4 semi-detached houses and 14 terraced houses.
