Summary
Build-to-rent development in prime city centre location
UK developer Moda Living has appointed Robertson to deliver phase one of Springside, its first build-to-rent development in Scotland.
Robertson worked with Moda Living and funding partner Apache Capital for 18 months to bring the project to fruition. Located at the heart of Edinburgh's historic Fountainbridge district, Springside offers 476 homes designed exclusively for rent including a mix of studios, one to three-bed apartments and town houses. Residents will have access to lounges, dedicated health and wellbeing zones, a games room and dining club with terrace views towards Edinburgh Castle.
This 'all-in' approach is unique in the private rental sector and aims to deliver a new way of living and renting that puts wellbeing and community at its heart.

Moda Living, together with Apache Capital Partners, has a £2.5bn development pipeline of over 7,500 rent-only homes across England and Scotland, and is currently the largest privately funded platform in the UK. The Springside residences come at a time when figures from the National House Building Council reveals a rapid acceleration in the number of build-to-rent flats completed last year – an increase of 57% compared to 2018.
Build-to-rent is changing the way people live in the UK and at Moda we strongly believe that service must no longer be seen as a premium but instead the uncompromising core of the offer. We are thrilled that Edinburgh is our latest development to begin construction.
Moda received planning for the second phase of Springside, which includes 139 homes, in December 2019 with works for the final phase likely to continue after phase one completion.
