Delivering specialist affordable homes for those with additional support and care needs
Robertson Construction North East is the lead contractor for a development of 95 extra care apartments, delivering the project for northern housing association Karbon Homes who are working in partnership with South Tyneside Council.
The project will provide specialist extra care accommodation for older people and those with additional care needs, supporting them to live independently in the community.

Delivering a design for independent living
The development, designed by North East based architects JDDK, will comprise 20 two-bed and 75 one-bed apartments, 17 of which will be specialist dementia apartments. The spaces have been designed to support independent living and are wheelchair-friendly with wide corridors and private wheelchair storage areas in each apartment.
All of the apartments enjoy a private balcony or access to an internal residents’ courtyard garden. A separate dementia courtyard garden is also included, enclosed by the 17 dementia apartments.
Constructing for the community
Robertson will deliver the design that puts the community at its heart. A bistro cafe will be open to the public, while a wellbeing suite with a hair salon and treatment room, as well as communal lounges and flexible spaces for activities, accessed from an entrance plaza, will help facilitate community cohesion.
The scheme also features an internal residents’ courtyard garden and a separate dementia courtyard garden, enclosed by the one-bedroom specialist dementia apartments.

Sustainability
The development will also feature a dedicated SuDS (Sustainable Drainage System) basin which not only manages stormwater but also provides a wetland habitat area for residents to enjoy.
The homes will be owned and managed by Karbon with South Tyneside Council’s Adult Social Care team supporting with the allocation of the apartments.
