Robertson to deliver £64m project for NHS Orkney

Robertson has reached Financial Close with NHS Orkney to deliver a major investment in Island-based healthcare services located in Kirkwall, Orkney.

The project will see the development of a £64m New Hospital and Healthcare Facilities for NHS Orkney to replace the existing Balfour Hospital in Kirkwall. Procured under a Non Profit Distributing (NPD) funding model and due for completion in Spring 2019, the new facilities will deliver a Rural General Hospital providing a range of accessible healthcare services from one location increasing Island resilience and creating additional capacity to support repatriation and service developments.

Designed by Glasgow-based Keppie Design working alongside AECOM and TUV SUD, the hospital features a distinctive curved form which provides both shelter from harsh weather conditions and highly functional clinical accommodation. Working with a Scottish Government long term project finance solution, Robertson will be responsible for providing investment funding, entering into a 25-year partnership with NHS Orkney and delivering the Design & Build and Facilities Management contracts.

A total of 49 beds

The New Hospital and Healthcare Facilities project will provide a total of 49 en-suite bedrooms for inpatient, assessment, maternity and mental health needs. Clinical accommodation includes emergency, theatres, endoscopy, day surgery, cancer and palliative care, radiology, dental, ambulance, renal, mortuary, pharmacy and outpatients. Two local GP practices will also co-locate in the new building together with support accommodation including catering, staff changing, ICT, decontamination, energy, multi-faith, clinical support and general FM.

In total, some 14,500m2 of accommodation is being provided which blends strong clinical relationships arranged and wrapped around a single fluid public space. The wayfinding strategy is simple and intuitive and the building orientation has improved the hospital's direct relationship with the approach from Kirkwall town centre to improve user, staff and visitor arrival. The design is a strong, contemporary building rooted in the unique culture and context of Orkney.

Community benefits

Throughout the construction and operational phases Robertson will deliver a range of community benefits including apprentice and graduate opportunities; working with SME's through the provision of local business opportunities; and providing learning and engagement opportunities in liaison with local education stakeholders.

Robertson Capital Projects, the project management and investment subsidiary of Stirling based Robertson, has led detailed negotiations with NHS Orkney throughout the competitive dialogue and preferred bidder phases. In addition to an investment of £4.9m, the company has entered into a long-term Management Services Agreement to deliver financial, administration and ongoing project management support.
