Grade-A office space in the heart of Edinburgh’s financial district

Robertson Central East carried out the major refurbishment of 40 Torphichen Street in the heart of Edinburgh. The Grade A, open-plan office creates a sociable working environment with 360° views and plenty of natural light.

Working as Principal Contractor under a design and build contract, we refurbished the 5,400m², six-storey building as part of a drive to address a critical shortage of high-quality office space in Edinburgh city centre.

Really enjoyed working with the team, which is enlightening as often it is more a case of them and us! Overall, I would say that this has been a very successful project.

Working safely above an occupied area with minimal disruption

The ground floor remained occupied during the early stages of the project, meaning collaborative working was crucial to the project's success. Using segregation, appropriate temporary works, and noise, vibration and dust suppression measures, we allowed the ground floor to remain fully operational while we completed the upper floors. This meant the tenants could then relocate to the upper floors while we redeveloped the ground floor and reception.

Keeping traffic flowing by managing logistics

Maintaining a smooth flow of traffic was a major driver in the development of our logistics strategy as Torphichen Street is a key one-way link between Atholl Place and Morrison Street. We set up our compound behind the building so no construction vehicles stopped on the busy Torphichen Street, removing any risk of traffic backing up and causing delays to the public.
