Design and build contract improves sustainability of design
Environmental performance is becoming ever more important to both property owners and their tenants. Under this design and build contract, Robertson sought to improve the specification of the project. We proposed an amendment to the roof covering from standard felt to one which has a naturally occurring mineral upper layer that neutralises CO2 in rainwater.
The scope of the project included recladding the building, replacing building services and reconfiguring the building's cores.
The refurbishment increased the net lettable floor by 413 m2, with the EPC rating improving to B+ and the building achieved a BREEAM 'Very Good' rating overall. It has subsequently been let on a long-term basis to a blue-chip tenant.
Award-winning social value for the local community
The project won a Silver Award at the Considerate Constructors Scheme's National Site Awards in 2019. The site team undertook a variety of measures and initiatives to engage with, support and respect the community during the time the project was underway. In particular, local labour, subcontractors and suppliers were targeted with 90% of the project spend being made in the local area. Robertson also seeks to leave a legacy by developing careers. We gave an employment talk to 30 university students, with one permanent employee on the project – an assistant quantity surveyor – recruited from a local university.
