Building new futures in North Edinburgh

In one of the largest housing-led regeneration projects currently underway in Scotland, the development will deliver 363 homes for the City of Edinburgh Council and a further 414 homes for private sale across nine sites in Pennywell.

Pennywell is part of the City of Edinburgh Council's ambitious 21st Century Homes project which aims to create high-quality social housing by developing brownfield sites across the capital. Appointed as the City of Edinburgh Council's development partner in 2014, Urban Union.

Key facts

  • 193 homes delivered in Phase 1 – 107 affordable and 85 private – including terraced and semi-detached houses, and low-rise apartment blocks.
  • 177 homes built in Phase 2 – 75 affordable and 102 private – with a mix of 1 and 2-bedroom apartments and 2, 3 and 4-bedroom homes.
  • 315 homes constructed in Phase 3 – including 181 affordable and 134 private.
  • A further 94 private homes underway in Phase 4, starting in 2023 and continuing through to late 2024.

Community focus

A focus on creating new jobs, apprenticeships and work placement opportunities has carried through the different phases of the development.

In Phase 4, Urban Union and the City of Edinburgh Council are working closely with the local Pennywell community to provide new opportunities for residents. Most recently the ‘Creative Community Chest’ was launched in October. The £3,000 fund aims to support micro projects in the community that deliver creative and engaging content for locals.​
