A two phase project: construction and extension in a live environment
Working in a live environment and to an exceptionally high standard, we helped our client achieve their business objectives by first constructing a new hotel and later, extending the facilities.

Phase 1: constructing a new luxury hotel
First we delivered The Kingsclub, a new stand-alone luxury hotel with 378 new rooms, a spa and a breakfast area, sitting on the site of the existing Kingsmills Hotel. Working proactively with the customer and design team, we gave our expertise in terms of design, costs, buildability and programme. We completed the project to the high quality required, and the new facility has been a huge success for the Kingsmills Hotel. It is regularly used by premier-league football teams, and by professional and recreational golfers playing at nearby Castle Stuart.
Phase 2: extension to the existing hotel
Following the success of the Kingsclub, we negotiated an additional £4.2m project to extend the existing Kingsmills Hotel. We created a new function suite on the ground floor, with a further 38 new bedrooms on two floors above. An existing wing was demolished as part of an enabling contract, with the new facility built over much of the existing footprint.
Constructing a hotel extension in a live environment
As the extension was linked to the existing, operational hotel, we worked very closely with the hotel owners and staff to negotiate working hours, deliveries and working practices in order to minimise disruption. The new function suite and associated bedrooms have been another success for the Kingsmills Hotel, which we were delighted to deliver.
Over the last 18 months, the company has invested heavily within the existing hotel, and the results have been fantastic. The addition of the Kingsclub will be the icing on the cake.
